 Overview of Restrictions:
- Architectural Review Committee shall assist unit owners in complying with the development restrictions.
- The Developer wishes to make certain that any development of a unit will maintain the natural beauty of the Project, blend man-made structures into the natural environment to the extent reasonably possible.
- Only a single private dwelling to be occupied by not more than one (1) family, for residential purposes only, with an attached two (2) car garage, and with or without one additional unattached garage and permitted outbuildings i.e. storage facilities, gazebos, and other structures permitted by the Committee in its sole discretion.
- Each dwelling shall have a minimum of 1,800 square feet of above grade, finished living area, excluding any garage, basement, porch, breezeway, or entranceway.
- The ground floor of a one and one-half 1½, or two (two) story dwellings, the ground floor (above grade) of such dwellings must have a minimum of 1,200 square feet.
- No unit building shall have a height greater than thirty (30) feet.
- Lots 2,5,14, 23, 24, 25, 26, 27, and 28 shall be limited to single story buildings.
- No unit shall be used for other than single-family residential and recreational purposes.
- Development recreational areas, including general element open space areas, are for limited pedestrian use by the Co-Owners and their guests.
